LEGAL BASIS

Section 57 of the Registration Act, 1908 entitles any person to a certified copy of an entry in Book No. 1 from the Sub-Registrar or Joint Sub-Registrar in whose office the deed was registered, on payment of the prescribed copying fee, and a copy given under that section is admissible to prove the contents of the original document. In Punjab, a certified copy of a registered document is a notified service with a limit of seven days. In Chandigarh the copy comes from the Sub-Registrar at the 30 Bays Building, Ground Floor, Sector 17. A certified copy proves what the deed says; it does not show whether a later deed or charge exists, which needs a search.

Personal data is collected only to obtain and retain a certified copy of the identified registered property deed, communicate about that purpose, verify property or title information, and retain an evidentiary record.
