LEGAL BASIS AND WHAT THIS CERTIFICATE IS NOT
Property tax on land and buildings within the limits of a Municipal Corporation is levied and the property-tax record maintained under the Punjab Municipal Corporation Act, 1976, and within the limits of a Municipal Council or Nagar Panchayat under the Punjab Municipal Act, 1911; the Municipal Corporation, Chandigarh administers the same head for property within its own limits. The Property ID or UID is the number against which that record is kept, and a No Dues Certificate confirms only that no arrears of property tax, water charges or sewerage charges stand against it as on the date stated.
This certificate is not the Chandigarh Estate Office's Annexure-1 No Dues Certificate or the Chandigarh Housing Board's own NDC, which clear separate estate dues — ground rent, allotment instalments, misuse charges — on a leasehold site, and it does not by itself prove title to the property, settle a boundary or dispense with title due diligence otherwise required for the purpose stated above.
