8.1 The Seller covenants that the Seller has good right, full power and absolute authority to sell and convey the Property in the manner stated in this Deed, that the Property is free from encumbrance except as disclosed in clause 4, and that the Seller will, at the Buyer's cost, execute any further document reasonably necessary to perfect the Buyer's title.

8.2 The Seller shall indemnify the Buyer against any loss arising from a defect in the Seller's title, an encumbrance not disclosed in clause 4, or a due referred to in clause 6.1 later found outstanding for the period before this Deed.

9.1 This Deed is governed by the Transfer of Property Act, 1882, the Registration Act, 1908, the Indian Stamp Act, 1899 and the other laws of India as in force at the place where the Property is situated.
