Pre-leased Property Sale Information Memorandum

Answer what you can. The draft beside these boxes is rewritten as you go, so you can see exactly what each answer does to the document.

What you type stays in this browser. Moving to a new step asks this site to draw it, but nothing is kept anywhere until you choose to keep a copy — and closing this tab loses it.

Your answers

Nothing answered yet. There are 4 questions on this form.

Still to answer

4 answers are still to come.

Nothing is amiss in what you have written. The document is simply not finished, and the draft marks each gap where an answer will go.

  1. Who is issuing this memorandum
  2. The property and its site
  3. The tenant and the lease
  4. Rent, price and yield
  5. Title, approvals, dues and the sale process

Step 1 of 5

Who is issuing this memorandum

For example: Sethi Estates Private Limited

Issuing asNeeded

A calendar date — the day, the month and the year. Dates in a document like this are read against one another, so a date typed here can change what another date is allowed to be.

For example: 2026-10-12

For example: +91 98140 12345 / sales@sethiestates.in

Read the whole draft

Clearing empties every box on this form, and there is no way back to what was in them.

The live draft

The draft, as it stands

This is the document as far as you have reached, not the whole of it yet — the rest appears as you answer more questions. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

INFORMATION MEMORANDUM
PRE-LEASED PROPERTY SALE

Issued by __________, __________, on __________. Questions on this memorandum: __________.

Please read this first. This memorandum is the issuer's own account of a tenanted property that is offered for sale. It is prepared to help a prospective buyer decide whether to take the matter further. It is not the lease, it is not a certificate from the tenant, it is not an offer capable of acceptance, and it is not a promise or warranty of any kind. A buyer should check everything in it against the documents and obtain the tenant's own written confirmation before paying anything.

1. The property

2. The tenant and the lease

3. Rent, deposit, price and yield

The yield is the current annual rent divided by the asking price, as worked out and entered by __________. Nobody else has checked the arithmetic. It is a gross figure: it does not deduct CAM and other charges, property tax, insurance, vacancy or collection loss, or the buyer's own costs of buying, including stamp duty, registration and brokerage. Recompute it before relying on it.

4. Title

This is the seller's account. It is not a title opinion. A buyer should have an advocate examine the documents and search the Sub-Registrar's records before paying.

5. Approvals and compliance

6. Dues, loans and cases

7. The tenant's payment record

8. Documents the seller will show

9. How to proceed

A buyer who wishes to go ahead should sign an Agreement to Sell, which is the document that binds both sides, and should obtain a Tenant Estoppel Certificate and a signed attornment letter from the tenant. Nothing in this memorandum obliges the seller to sell, or the reader to buy.

Important notice

This memorandum was prepared from information supplied by the seller and from the seller's papers. __________ has not independently verified the tenancy or the title, and the tenant has not seen or confirmed this document. The figures are correct only as at __________ and rent, deposit and remaining term will move on. __________ is answerable for what is written here only as far as the general law makes a person answerable for a written statement handed to someone who is expected to act on it. The reader should take independent legal, tax and financial advice. Photographs and plans, if attached, are illustrative.

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
