LANDLORD'S SCOPE OF WORK ANNEXURE

1. STANDARD OF HANDOVER

1.2 The works the Landlord carries out under this Annexure are called the "Landlord's Works". Everything the Tenant does inside the Premises after possession is the Tenant's fit-out, which is outside this Annexure and is the Tenant's cost unless the Lease says otherwise.

2. WHAT THE LANDLORD PROVIDES

2.7 The Landlord shall carry out the Landlord's Works in a workmanlike manner, with sound materials, in line with the sanctioned plans and the requirements of the authority that governs the building, and shall keep the Tenant informed of progress when the Tenant asks.

4.4 A delay caused by the Tenant, or by something the Tenant was asked to do and did not do, does not count against the Landlord for the purpose of clause 4.3.

5. HANDOVER AND SNAGGING

5.1 On handover the Parties shall walk through the Premises together and the Landlord shall give the Tenant written notice that the Landlord's Works are complete. A short signed note of the walk-through, with photographs, is enough.

5.3 Handing over possession, and the Tenant starting its fit-out, does not take away the Tenant's right to the defects list in clause 5.2.

6. GENERAL

6.1 This Annexure is part of the Lease. If it conflicts with the Lease on the Landlord's Works, this Annexure governs for that purpose and the Lease governs on everything else.

6.2 Changes to the Landlord's Works need the written agreement of both Parties.
