    (a) the total principal repaid during that financial year;
    (b) the total interest paid or charged during that financial year;
    (c) the principal outstanding at the beginning and at the end of that year;
    (d) the rate or rates of interest applied during the year, and the date of any reset;
    (e) the date on which the loan was sanctioned and the amount sanctioned; and
    (f) the name, address and PAN of __________ as the lender, on the face of the certificate.

If I have asked for both a provisional and a final certificate, please issue the provisional one now on your projected figures and the final one on actual figures after the close of the financial year.

5. Why I need it. I intend to claim the principal repaid as a deduction under section 80C(2)(xviii) of the Income-tax Act, 1961, and the interest as a deduction under section 24(b) of that Act. Where the claim is routed through my employer, Form 12BB — prescribed under rule 26C of the Income-tax Rules, 1962 — requires me to give my employer the name, address and PAN of the lender, which is why item (f) above matters and why a certificate without your PAN on it is of no use to me.

6. Pre-construction interest. If any interest accrued or was paid on this loan before the financial year in which the property was acquired or its construction was completed, please state that interest separately and year by year — from the date of first disbursement up to 31 March of the financial year immediately preceding the year of acquisition or completion. Interest for that period is deductible in five equal annual instalments beginning with the year of acquisition or completion, under the Explanation to section 24 of the Income-tax Act, 1961, and I cannot compute those instalments without a year-wise figure from you. If there was no such period on this loan, please say so on the certificate, so that I have your answer in writing either way.

7. The information your records already hold. The Reserve Bank of India circular DOR.MCS.REC.32/01.01.003/2023-24 dated 18 August 2023, on Reset of Floating Interest Rate on Equated Monthly Instalments (EMI) based Personal Loans, requires a lender, in the case of a floating rate EMI-based personal loan — a description within which housing loans fall — to share with the borrower, or make accessible to the borrower, a statement at the end of each quarter setting out at least the principal and interest recovered till date, the EMI amount, the number of EMIs left and the annualised rate of interest or annual percentage rate for the entire tenor of the loan. Where that requirement applies to this account, what I am asking for here is the same information, drawn to the financial year and split between principal and interest. In any event the split between principal and interest is one your loan accounting produces month by month, and this request should not require a fresh computation.

8. Time and charges. Please let me have the certificate within 15 days of receipt of this letter, by email to __________, and in hard copy at my address above if you prefer to send it that way as well. If any charge is payable for issuing it, please tell me the amount and the item of your published schedule of charges under which it is levied, before it is debited to my account.
