Why you need it

When you need it

For a running housing loan, get the annual certificate splitting principal/interest to claim principal under s.80C(2)(xviii) and interest under s.24(b), Income-tax Act 1961. Use when the certificate hasn't arrived, misses the pre-construction split, names only one borrower on a joint loan, or your employer needs the lender's PAN for Form 12BB. Lenders issue a provisional certificate from December, final after 31 March. Pre-construction interest is deductible in five equal instalments from the year of acquisition/completion (Explanation to s.24) — ask for the lender's year-wise figure, since it won't volunteer one. Don't use if: a legal heir/executor/POA holder is asking (different request); it's a LAP/top-up/personal loan (deductibility depends on end use); you want a duplicate and the branch wants a notarised indemnity; the loan moved lenders mid-year (one letter each); or your grievance is the rate/reset/charge/bureau entry (send a complaint instead).

Stamp duty

None — a request for your own account's statement; creates no right/liability in property or money, so not chargeable under Schedule I or any State legislation. Plain paper or your own letterhead; no court-fee stamp either.

Registration

None — compulsory only for the s.17 list, optional for s.18, Registration Act 1908; an account-statement request is neither. No Sub-Registrar step.

Notarisation

Not required — your signature is enough. Two exceptions attract it: a duplicate of an issued certificate (some want a notarised indemnity), or a request by an heir/attorney (authority must be proved). If a counter insists anyway, ask for the rule in writing.

Witnesses

None — not an executed instrument. Sign yourself with name, PAN, mobile, email and loan account below, so it matches your account. On a joint loan, every co-borrower signing is convenience, not a legal requirement.

2. I hold housing loan account number X with State Bank of India, sanctioned on 1 April 2026. The loan carries a floating rate of interest and is being repaid in monthly instalments.

3. The loan is secured against the property at X. Status of that property: Completed and possession taken. Possession was handed over to me on 2 April 2026.

4. What I am asking for. Please issue the Final Interest Certificate for this loan account for the financial year 2026-27, setting out separately:

    (a) the total principal repaid during that financial year;
    (b) the total interest paid or charged during that financial year;
    (c) the principal outstanding at the beginning and at the end of that year;
    (d) the rate or rates of interest applied during the year, and the date of any reset;
    (e) the date on which the loan was sanctioned and the amount sanctioned; and
    (f) the name, address and PAN of State Bank of India as the lender, on the face of the certificate.

If I have asked for both a provisional and a final certificate, please issue the provisional one now on your projected figures and the final one on actual figures after the close of the financial year.

4.1 Co-borrowers and shares. This is a joint loan. The borrowers, and the shares in which the loan is being repaid and in which the deduction will be claimed, are:

Please make sure the certificate names each borrower with PAN and share, and gives each borrower's share of the principal repaid and of the interest paid for the year — or issue a separate certificate to each borrower to the same effect. A single certificate in one name alone will not serve, because each of us has to support a separate claim.
