LEGAL BASIS

Punjab: Section 60 of the Transfer of Property Act, 1882 governs redemption. A release extinguishing an immovable-property mortgage right is registrable under section 17 of the Registration Act, 1908 and should be presented within four months under section 23; the jurisdictional Sub-Registrar receives it and refusal remedies follow sections 72 or 73. If the property is a development-authority allotment, the authority file under the Punjab Regional and Town Planning and Development Act, 1995 must also be aligned; section 43(7) is the authority-property transfer or mortgage permission provision.

Chandigarh: Section 60 of the Transfer of Property Act and sections 17 and 23 of the Registration Act govern the release and registration. For a sector or estate property, the Estate Office file under the Capital of Punjab (Development and Regulation) Act, 1952 and Chandigarh Estate Rules, 2007 must reflect the released security. The specific Estate Office charge-release fee and appeal route were not confirmed from the sources used.
