Mutation is consequential, not a cure for an invalid deed, and makes two linked changes, not one; it is not itself the conveyance.

Cost is the Rs 600 mutation fee (Punjab Revenue Dept, 6 Sep 2026), recovered under s.38(2) at attestation from the person favoured; late reporting (past 3 months) risks a s.39 fine up to 5x — Rs 3,000.
