PG Operator Lease

Answer what you can. The draft beside these boxes is rewritten as you go, so you can see exactly what each answer does to the document.

What you type stays in this browser. Moving to a new step asks this site to draw it, but nothing is kept anywhere until you choose to keep a copy — and closing this tab loses it.

Your answers

Nothing answered yet. There are 2 questions on this form.

Still to answer

2 answers are still to come.

Nothing is amiss in what you have written. The document is simply not finished, and the draft marks each gap where an answer will go.

  1. Where and when
  2. Lessor and operator
  3. The building
  4. Rent and deposit
  5. Term and notice

Step 1 of 5

Where and when

For example: Chandigarh

More details — you may leave these

A calendar date — the day, the month and the year. Dates in a document like this are read against one another, so a date typed here can change what another date is allowed to be.

For example: 09 September 2026

Read the whole draft

Clearing empties every box on this form, and there is no way back to what was in them.

The live draft

The draft, as it stands

This is the document as far as you have reached, not the whole of it yet — the rest appears as you answer more questions. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

PG OPERATOR LEASE

This Lease is made at __________ on __________.

BETWEEN

AND

1. The lease

2. Term and lock-in

3. Rent

4. Security deposit

5. The Operator’s duties

5.1 The Operator obtains and keeps in force every licence, registration and permission that the law or the local authority requires to run a paying-guest house, including for food if meals are served, and obeys fire-safety and sanitation rules.
5.2 The Operator takes the identity details of every guest, gives them to the local police station as the local rules require, and keeps a register of guests that the Lessor may see on request.
5.3 The Operator pays the electricity, water, gas, internet and similar bills for the Building, and any society or local-body charges that fall on an occupier.
5.4 The Operator keeps the Building clean and in good condition and carries out day-to-day repairs. The Lessor carries out structural and major repairs. The Operator makes no structural change without the Lessor’s written consent.
5.5 The Operator may not sub-let or transfer the Building or any part of it, except by taking in guests as this Lease allows.

6. The guests

6.1 The Operator’s dealings with the guests are the Operator’s own. The Lessor is not a party to any arrangement between the Operator and a guest, and a guest has no right against the Lessor.
6.2 The Operator gives each guest only permission to stay, and not a tenancy, and makes sure that no guest is promised a stay that runs beyond the end of this Lease.
6.3 When the lease ends, the Operator gives the guests reasonable notice and sees that all of them have left and the Building is empty.

7. Inspection

7.1 The Lessor or a person sent by the Lessor may enter the common parts of the Building at reasonable hours on twenty-four hours’ notice to inspect it, and at any time in an emergency. Guests’ rooms are entered only with the Operator or the guest’s permission, or in an emergency.

8. Handing back

8.1 When the lease ends, the Operator hands back the Building and the keys, empty of guests and belongings and in the condition in which it was received, apart from ordinary wear. If the Operator does not hand it back, the Lessor will recover it only by lawful process and not by force.

9. Default

10. General

10.1 Notices under this Lease are in writing and are sent to the addresses at the top of this Lease, or to a new address a Party has told the other in writing.
10.2 Stamp duty and registration costs are shared equally by the Parties.
10.3 This Lease is the whole understanding between the Parties about the Building and can be changed only in writing signed by both. The courts having jurisdiction over the place where the Building is situated may decide any dispute under it.

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
