The Buyer will not block or build over the common areas, and will bear a fair share of the cost of keeping them in repair.

4. THE SELLER'S PROMISES

The Seller promises that the Seller is the full owner of the Floor and has the right to sell it; that it is free from any other sale, gift, mortgage, lease, court case, attachment or claim, except as written in this deed; and that all property tax, electricity, water, sewerage and maintenance dues up to the day of this deed have been paid.

If anyone proves a better claim to the Floor, or any earlier dues turn up, the Seller will defend the Buyer's ownership and make good the Buyer's loss. The Seller will also sign any further paper the revenue or municipal authorities need to record the Buyer as owner.

5. STAMP DUTY AND REGISTRATION

The stamp duty and registration charges on this deed are paid by the Buyer. This deed is being presented for registration to the Sub-Registrar who has jurisdiction over the Floor.
