Tenant Building Rules and Fit-out Guidelines

Answer what you can. The draft beside these boxes is rewritten as you go, so you can see exactly what each answer does to the document.

What you type stays in this browser. Moving to a new step asks this site to draw it, but nothing is kept anywhere until you choose to keep a copy — and closing this tab loses it.

Nothing is amiss in what you have written. The document is simply not finished, and the draft marks each gap where an answer will go.

Clearing empties every box on this form, and there is no way back to what was in them.

The live draft

The draft, as it stands

This is the document as far as you have reached, not the whole of it yet — the rest appears as you answer more questions. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

BUILDING RULES AND FIT-OUT GUIDELINES FOR TENANTS

  1. 1. STATUS OF THESE RULES

1.1 These Rules apply to the Tenant, its employees, contractors, visitors and anyone else who comes to the Premises because of the Tenant. The Tenant answers for all of them.

1.2 These Rules supplement the Lease. If they conflict with the Lease or with any law, the Lease or the law prevails. The Landlord may change the Rules by written notice to every tenant, but a change cannot take away a right the Lease gives the Tenant.

  1. 2. BEFORE FIT-OUT STARTS

2.4 The Tenant shall obtain, at its own cost, every permission its work needs, and shall give the Landlord a copy on request. Approval by the Landlord is not a statement that the work complies with any law.

  1. 3. HOW FIT-OUT WORK IS DONE

3.2 The Tenant shall not alter the structure, the external walls, the columns, the beams or the building services, shall not overload the floor, and shall not cut or core the slab without the Landlord's written approval of a structural engineer's drawing.

3.3 Materials shall be brought in and debris taken out only through the service entrance or goods lift, only in the hours in clause 6.2, and in covered containers. Debris shall not be left in corridors, lobbies, stairs or parking areas, and shall be taken off the building site each day.

3.4 The Tenant's contractor shall protect lifts, floors, walls and common areas that it uses, shall keep the work area clean, and shall put right any damage at once. Welding, cutting or any hot work needs the Landlord's permission each time and a fire extinguisher at the place of work.

3.5 The Tenant shall not connect its works to the building's electrical, water, drainage, fire, air-conditioning or data systems except at the points the Landlord allows, and shall not disable or cover any fire detector, sprinkler, alarm or exit sign.

3.6 On completion the Tenant shall give the Landlord a set of final drawings as built, and a copy of the clearances in clause 2.4. The Landlord may inspect the finished work before the Tenant opens.

  1. 4. SAFETY AND FIRE

4.1 The Tenant shall keep fire extinguishers, exits and exit signs in the Premises in working order and clear, and shall not store flammable or hazardous goods except as the law and its insurance allow.

4.2 The Tenant shall take part in fire drills and shall follow the instructions of the building's fire and security staff in an emergency.

4.3 The Tenant shall report to the Landlord at once any accident, fire, leak, theft or damage in the Premises or common areas of which it becomes aware.

  1. 5. COMMON AREAS

5.1 Corridors, lobbies, stairs, lifts, toilets, parking and other common areas shall be kept clear. The Tenant shall not place goods, signs, furniture, display material or waste in them, and shall not use them for business without the Landlord's written permission.

5.2 The Tenant shall not make noise, smell or vibration that disturbs other occupants, and shall not allow loitering, soliciting, loud music or cooking in an unauthorised place.

5.3 Waste shall be segregated and put out only at the times and in the containers the Landlord specifies. The Tenant shall bear the cost of removing waste that is unusual in kind or quantity.

5.4 The Tenant shall park only in the places the Landlord allots, and shall not park in fire lanes, entrances or loading bays.

5.5 The Tenant shall display signs only where and in the manner the Landlord has approved in writing, and subject to any separate signage agreement.

  1. 6. DAY-TO-DAY OPERATION

6.3 The Tenant shall carry on only the business the Lease permits, shall keep the Premises clean, and shall not do anything that is unlawful, a nuisance, or that may cause the building's insurance to be refused or made dearer.

  1. 7. IF A RULE IS BROKEN

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
