Dear Sir/Madam,
1.1 This Letter is sent by Karanvir Singh Oberoi, an individual, of House No. 2116, Sector 71, S.A.S. Nagar (Mohali), Punjab 160071 ("the Buyer"), together with Simran Oberoi of House No. 2116, Sector 71, S.A.S. Nagar (Mohali), Punjab 160071 ("the Joint Buyer", and together with the Buyer, both called "the Buyer" below), to Vantage Realtors Private Limited, a company incorporated under the Companies Act, 2013 (or continuing under it from the Companies Act, 1956), of SCO 212-213, First Floor, Sector 34-A, Chandigarh 160022 ("the Developer").
2.1 The Buyer had booked, or was allotted, an office unit bearing Shop No. SF-14, Second Floor, Tower C, in the project known as Vantage Business Central, S.A.S. Nagar (Mohali) ("the Project"), under Allotment Letter Ref. VRPL/VBC/ALLOT/2026-27/031, dated 1 April 2026 ("the Booking"). RERA project registration number: PBRERA-SAS81-PR0918.
3.1 The reason for this request is: a change in the Buyer's own circumstances or plans, unconnected with any default by the Developer.
4.1 The total amount paid by the Buyer to the Developer towards the Booking, as on the date of this Letter, is ₹9,50,000 (Rupees Nine Lakh Fifty Thousand only). Particulars of the payments made: Rs 3,00,000 on 2 September 2026 by bank transfer, UTR HDFC2609020147. Rs 6,50,000 on 15 December 2026 by bank transfer, UTR HDFC2612150233.
5.1 The Buyer acknowledges that if the booking or allotment documents contain a valid term dealing with cancellation or forfeiture, that term — and not this Letter — decides what deduction, if any, applies to the amount paid on a cancellation of this kind. This differs from project to project, and this Letter does not assume, and should not be read as conceding, any particular figure.
