Complaint to the Real Estate Regulatory Authority, Punjab in Form 'M' (with Form 'N' and the Form 'L' Appeal)

Answer what you can. The draft beside these boxes is rewritten as you go, so you can see exactly what each answer does to the document.

What you type stays in this browser. Nothing is sent anywhere until you choose to keep a copy — and closing this tab loses it.

Your answers

Nothing answered yet. There are 26 questions on this form.

Still to answer

16 answers are still to come.

Nothing is amiss in what you have written. The document is simply not finished, and the draft marks each gap where an answer will go.

  1. You, the complainant
  2. The respondent and the project
  3. If you are filing Form M — a complaint
  4. If you are filing Form N — a claim for compensation
  5. If you are filing Form L — an appeal
  6. Signing and filing

Step 1 of 6

You, the complainant

For example: Mr. Harpreet Singh Gill

For example: Late S. Jaswant Singh Gill

Your residential or office addressNeeded
Address for service of all noticesNeeded

A number somebody can be reached on. Ten digits is the usual Indian form, and a country code in front of it is fine if you want it there.

For example: +91 XXXXX XXXXX

An email address somebody actually reads. Notices under a document like this can be sent to it, so a working one matters more than a tidy one.

For example: harpreet.gill@example.com

More details — you may leave these

For example: Mrs. Navjot Kaur Gill

Clearing empties every box on this form, and there is no way back to what was in them.

The live draft

The draft, as it stands

This is the whole document, not a sample of it. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

FILING PACK — PROCEEDINGS BEFORE THE REAL ESTATE REGULATORY AUTHORITY, PUNJAB
Under the Real Estate (Regulation and Development) Act, 2016 and the Punjab State Real Estate (Regulation and Development) Rules, 2017

WHAT THIS FILE CONTAINS. Only the documents your answers call for are printed below, and each of them carries its own separate fee of one thousand rupees and is filed in its own place.

A fresh complaint and an appeal against an order already passed are different proceedings, and this pack is not meant to produce both in one file. If an order has gone against you, give the particulars of that order and leave the relief against the promoter blank, so that the appeal alone prints. If you are making a fresh complaint, choose the relief and leave the order particulars blank.

NOTE ON FILING (not part of any of the forms above)
===================================================================

The Authority's portal at rera.punjab.gov.in carries a "File Complaint" link under its Complaint tab. A complainant creates a login with the user type "Complainant", completes the chosen form on the portal, pays the fee of one thousand rupees online, and uploads the scanned enclosures. Practitioners also lodge hard copies — commonly three complete sets together with a soft copy on a USB drive and the demand draft — at the Authority's filing counter. Keep the dated diary number and the portal acknowledgement; they are what fix the date of filing, and the date of filing is what the sixty-day appeal period in sub-section (2) of section 44 runs from once an order follows.

This pack is drafted for an allottee. A promoter who wishes to appeal an order needs a memorandum drawn for a promoter, with proof of the deposit that the proviso to sub-section (5) of section 43 of the Act requires before his appeal can be entertained, and should not use Form 'L' as printed here.

The rest stays out of view until every answer is in.

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
