Demolition Contract

Answer what you can. The draft beside these boxes is rewritten as you go, so you can see exactly what each answer does to the document.

What you type stays in this browser. Moving to a new step asks this site to draw it, but nothing is kept anywhere until you choose to keep a copy — and closing this tab loses it.

Still to answer

4 answers are still to come.

Nothing is amiss in what you have written. The document is simply not finished, and the draft marks each gap where an answer will go.

  1. The Owner and the Contractor
  2. The building, safety and debris
  3. Price and payment
  4. Time and insurance
  5. Disputes and signing

The live draft

The draft, as it stands

This is the document as far as you have reached, not the whole of it yet — the rest appears as you answer more questions. It is rewritten every time you change an answer.

A long blank line — __________ — stands wherever an answer has not been given. It is left that visible on purpose, so an unfinished document cannot be mistaken for a finished one.

No answer has been given, so every place a detail belongs is standing blank. The shape of the document is worth reading even now.

DEMOLITION CONTRACT

BETWEEN

__________, resident of __________ ("the Owner", which expression shall include the Owner's heirs, legal representatives and assigns), of the ONE PART;

AND

__________, of __________ ("the Contractor", which expression shall include the Contractor's partners, legal representatives and permitted assigns), of the OTHER PART.

The Owner and the Contractor are together "the Parties".

1. THE SITE AND THE WORK

1.4 The Contractor shall not demolish anything outside the extent of the Work. The Owner shall give the Contractor access to the Site from the start date.

2. PERMISSION AND UTILITIES

2.3 The Contractor shall not start the Work until the permission, where one is needed, has been obtained. The Work does not authorise any new construction on the Site; a new building needs its own sanctioned plan and contract.

3. SAFETY AND NEIGHBOURS

3.1 The Contractor shall plan and carry out the Work so that no person is injured and no property is damaged. The Contractor shall barricade the Site, put up warning signs, keep the public and the Owner's occupants away from the work area, and control dust and falling material.

3.4 The Contractor is responsible for, and shall repair at its own cost or pay for, any damage the Work causes to a neighbouring building, shared wall, road, drain or service line, and shall keep the Owner indemnified against any claim by a neighbour or other third party arising from the Work. The Owner shall tell the neighbours of the date the Work will start.

3.5 If the Contractor finds any material that may be hazardous, or anything unexpected such as a buried tank, cable, pipe or an unsafe structure, it shall stop the affected part of the Work, make the area safe and inform the Owner in writing before going on. The time lost shall be added to the completion date.

3.7 The Contractor is solely responsible for the safety of its workmen and for compliance with applicable labour law in respect of their wages, provident fund, employees' state insurance and any welfare cess, and shall keep the Owner indemnified against any claim arising from the Contractor's failure to do so.

4. DEBRIS AND SALVAGE

4.3 The Contractor shall dispose of debris only at places where it may lawfully be dumped, and shall not leave debris on a road, drain or neighbouring land.

4.6 The Contractor shall take down and set aside with care any item the Owner is to keep, and is responsible for it until the Owner collects it.

5. CONTRACT VALUE AND PAYMENT

6. TIME FOR COMPLETION

7. CLEARING AND HANDING BACK THE SITE

7.1 On completion, the Contractor shall give written notice, and the Parties shall jointly inspect the Site. The Site is handed back when the structure has been demolished to the extent of the Work, the debris has been removed, and the Parties have signed a note recording the condition of the Site and of the neighbouring buildings against the record made under clause 3.2.

7.2 The final payment falls due only after the Site has been handed back under clause 7.1.

8. TERMINATION

8.1 Either Party may terminate this Contract on a material breach by the other that remains uncured for fifteen days after written notice, without prejudice to any amount already due. The Owner may stop the Work at once if the Contractor is endangering any person or property, and the Contractor shall make the Site safe.

9. DISPUTE RESOLUTION

10. GENERAL

10.1 This Contract, together with any permission obtained and any bill of quantities attached, is the entire agreement between the Parties on the Work and supersedes any earlier discussion.

Reading costs nothing. Keeping a copy needs an account.

The opening of the draft is on this page as you answer it. Once every answer is in, the button below opens the whole draft, watermarked — still without an account. Printing it, or keeping a clean copy, is where an account is asked for. That is the whole arrangement.

A kept copy has to belong to somebody, and that is the reason for the account. There is nothing further to it.
