3.2 The Recipient's conduct is a breach of the Agreement.

4. THE DEMAND

4.2 The Sender will attend on that date and at that office with the balance ready. The Recipient is asked to confirm in writing, before that date, that the Recipient will attend.

5. IF THE RECIPIENT DOES NOT COMPLY

5.2 Meanwhile the Recipient is called upon not to sell, mortgage, lease, gift or otherwise create any right of any other person in the Property. A person who deals with the Property after receiving notice of the Agreement will be treated as having notice of the Sender's rights.

5.3 Nothing in this notice, and no part-compliance accepted by the Sender, waives any right or remedy of the Sender under the Agreement or in law.
