The engagement of a paid caretaker to look after a property, without any interest in it

1. The Owner — Gurpreet Singh Sandhu, son of Harbhajan Singh Sandhu, resident of House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071, mobile +91 XXXXX XXXXX, email gurpreet.sandhu@example.com ("the Owner").
2. The Caretaker — Ram Prasad, son of Shiv Prasad, of Village Dhakoli, Tehsil Dera Bassi, District SAS Nagar, Punjab, mobile +91 XXXXX XXXXX, who has shown the Owner voter identity card ending 3321 ("the Caretaker").
A. The Owner owns the property at House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071, in Punjab: A two-storey house on a plot of 250 square yards, with a covered car porch ("the Property").
B. The Owner engages the Caretaker, for a wage, to look after the Property on the Owner's behalf.
1.1 The Owner engages the Caretaker from 2 April 2026 until the engagement is ended under clause 5.
1.2 The Caretaker's working hours are: 8 am to 8 pm, six days a week, Tuesday off.
1.3 The Owner will pay the Caretaker a wage of ₹15,000 (Rupees Fifteen Thousand only) a month, on or before day 7 of the following month, by bank transfer or against a signed receipt. The wage is not less than the minimum wage payable to the Caretaker under the law in force.
1.4 The Caretaker consents to the Owner having the Caretaker's antecedents verified by the police.
2.1 The Caretaker will carry out these duties:
Open and air every room twice a week; water the garden; read the electricity and water meters on the 1st of each month; keep the gate locked; send the Owner a photograph of the front of the house every Sunday
2.2 In every case the Caretaker will tell the Owner at once of any trespass, attempt to occupy, damage, theft, leak or fire, any notice from an authority, and any visit by anyone claiming a right to the Property.
