A commercial lease usually has a lock-in: a period during which neither side can leave. Once the lock-in is over, the tenant can usually end the lease by giving the notice period the lease asks for (often one to three months).

A notice is not an agreement and does not need stamp paper in Punjab or Chandigarh. If the landlord and tenant later sign a deed recording the surrender of the lease and the return of the deposit, that deed has its own stamping position; check the current figure with the Sub-Registrar or a licensed stamp vendor. This notice does not state one.

रजिस्ट्री

This notice does not need registration. If the lease was registered, ask a lawyer whether ending it by surrender also needs a registered paper.

नोटरी

Not required. Proof that the notice reached the landlord matters more: use registered post with acknowledgement or a courier with proof of delivery, and keep the receipt.

गवाह

Not required. Keep proof that the notice was sent and received.

TENANT'S NOTICE OF TERMINATION OF LEASE

By registered post with acknowledgement due and by hand

To (the "Landlord"):
Chadha Commercial Complex Private Limited, an individual, of SCO 11, Sector 8-C, Chandigarh 160009

From (the "Tenant"):
Chopra Footwear Private Limited, an individual, of SCO 11, Sector 8-C, Chandigarh 160009, acting through Ravneet Chadha, Director

Subject: Notice of termination of the Lease of the premises at Shop No. 3, Ground Floor, SCO 11, Sector 8-C, Chandigarh, Chandigarh

Dear Sir or Madam,

1. The Tenant occupies the premises known as Shop No. 3, Ground Floor, SCO 11, Sector 8-C, Chandigarh, situated at Chandigarh, in the State of Punjab (the "Premises"), under a Lease Deed dated 2 January 2026 between the Landlord and the Tenant for a term of 9 years commencing 1 February 2026 (the "Lease").

2. The lock-in period under the Lease ended, or ends, on 1 April 2026. clause 18 of the Lease lets the Tenant end the Lease after the lock-in by giving 60 days' notice.

3. By this notice the Tenant ends the Lease with effect from 2 April 2026, and will vacate the Premises and hand them back to the Landlord on or before that date.

4. The Tenant has paid rent up to 2 April 2026. It will continue to pay the rent, the CAM or maintenance charge and the utility charges due under the Lease up to the date it hands back the Premises.

5. The Tenant will remove its own fit-out, fixtures and goods and make good the Premises as the Lease requires, ordinary wear and tear excepted.

6. The Tenant proposes a joint inspection of the Premises on 3 April 2026. Please confirm that date or suggest another before the vacating date.

7. The Landlord holds a security deposit of ₹3,60,000 (Rupees Three Lakh Sixty Thousand only) under the Lease. The Tenant asks the Landlord to refund it, less only the amounts properly due under the Lease and shown in writing with their reasons, within 30 days of the Tenant handing back the Premises, to the bank account the Tenant gives in writing.

8. Please acknowledge receipt of this notice by signing and returning a copy. The Tenant's notice does not depend on that acknowledgement. The Tenant reserves all its rights under the Lease.
