5. Use

5.1 The Tenant uses the Portion only as a residence, keeps it clean and in good condition, and follows the rules of the building and of the society or association, if any.
5.2 The Tenant may not sub-let, share or transfer the Portion, carry on a business there, cause nuisance to the Landlord or neighbours, or do anything unlawful, and makes no structural change without the Landlord’s written consent.
5.3 The Landlord carries out structural and major repairs. The Tenant carries out minor day-to-day repairs, and pays for damage caused by the Tenant or those staying with the Tenant.

6. Landlord’s entry

6.1 The Landlord may enter the Portion to inspect it or to carry out repairs at reasonable hours on twenty-four hours’ notice, and at any time in an emergency. Otherwise the Landlord respects the Tenant’s privacy in the Portion.

7. Police verification

7.1 The Tenant gives the Landlord the identity details the local police station asks for, and the Landlord gives them to the police as the local rules require.

8. Ending early

9. General

9.1 Notices under this Agreement are in writing and are sent to the addresses at the top of this Agreement, or to a new address a Party has told the other in writing.
9.2 Stamp duty and any registration cost are shared equally by the Parties.
9.3 This Agreement is the whole understanding between the Parties about the Portion and can be changed only in writing signed by both. The courts having jurisdiction over the place where the building is situated may decide any dispute under it.
