Permission to mortgage a leasehold property
Lessees of a Chandigarh leasehold property who want the Estate Office’s permission to mortgage it to a bank or financial institution for a loan.
Issued by: Estate Office, Chandigarh Administration
The form itself is in English, exactly as the issuing office prints it.
How to fill it in
- Download the set and print it. Fill in the printed blanks by hand, in clear block letters, with a blue or black pen.
- The application (Annexure-1) is addressed to the Estate Officer, U.T., Chandigarh. Fill in the blanks it prints: the property or plot number, the sector or phase, the share, and the other details it asks for.
- The checklist asks for: the application naming the bank or financial institution and the purpose of the loan (Annexure-1), the bank’s letter in original, a no due certificate for the premium, ground rent and GST if not entered in the software, self-attested photo ID, an affidavit-cum-indemnity bond (Annexure-2), clearance of any earlier mortgage in original (Annexure-3), and the occupation certificate or sewerage connection (or the alternatives it lists, with an architect’s certificate in Annexure-4).
- Fill in the affidavit and other annexures only where your case needs them. Where an annexure is an affidavit-cum-indemnity bond, it is to be sworn before the notary or magistrate the checklist names, with the witnesses it asks for, on the stamp paper value printed on it.
- The checklist adds extra papers if the application is made through a GPA / SPA / Sub-GPA, or by a partnership firm or a company. Attach those only if they apply to you.
- The checklist’s notes say: documents already in the Estate Office records need not be submitted again if you point them out; a document prepared outside India must be embossed by the Finance Department, Chandigarh Administration; and false information leads to rejection, so that you must apply afresh.
- Where it goes: the checklist is for documents to be uploaded or verified at the counter. The Estate Office is at the Town Hall Building, Sector 17C, Chandigarh.
- Sign where the form asks you to, check that no blank is left empty, and keep a photocopy for yourself.
