When you need it

When a seller, bank, broker or registering office wants to know how the buyer will pay for a property: your own savings, a home loan, the sale of another property, a gift from family, or a mix. You list each source with its amount and the accounts the money will come from, and say what papers can back it up.

It is a statement of facts you can stand behind, not a promise that you will complete the purchase. Not for a seller's assurance that funds are arranged (use the Buyer Funding Confirmation Letter), or a sworn statement after the price is paid (use the Affidavit About Payment of the Consideration).

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Usually written on plain paper and signed. If a bank or office wants it as an affidavit, put it on stamp paper of the value that office or the local schedule requires, and have it sworn.

Registration

Not registrable; it is an application, not an instrument.

Notarisation

Not required, unless it is sworn as an affidavit, when the notary or oath officer attests it.

Witnesses

Not required.
