A short letter from the people who own a tenanted commercial property together, telling the tenant to stop paying the whole rent to one person and to pay each owner their own share instead. It is used when several investors have bought one tenanted shop, SCO, showroom, office or unit, or when an existing owner has sold or inherited a part of it, and the tenant has until now been paying everything to a single account.

The letter changes how the rent is paid and nothing else. It does not change the rent, the deposit, the term or any other term of the Lease, and it says so, so that the tenant is not asked to accept a variation of its tenancy. It gives the tenant bank details for each owner, the share each is to receive, the date from which the new arrangement starts, and a simple acknowledgement slip for the tenant to sign and return. Every co-owner signs it. A tenant who receives an instruction from only one of several owners is entitled to be careful, and the letter says that a later change must again be signed by all of them. If the owners have not yet written down how they share the property, costs and decisions, do that first in a Co-ownership Agreement for a Pre-leased Property. Not for a tenant who is to pay one owner only (nothing to split), and not for a sale where the whole rent moves to a new buyer: that is a rent assignment letter, a different document.

A letter of instruction creates no new bargain and transfers no interest, so nothing is ordinarily paid to stamp it in Punjab or in Chandigarh. If the tenant is also asked to sign something that reads as a fresh agreement, that would be a different document with its own duty; this letter asks only for an acknowledgement of receipt. Check the current position with the Sub-Registrar or a licensed stamp vendor if in doubt.

Not required, in Punjab or in Chandigarh. The letter does not create, assign or end any right in immovable property and the Lease it refers to keeps its own registration position unchanged.

ਨੋਟਰੀ

Not required. A notary may attest the signatures for extra comfort, which some tenants' accounts departments ask for, but the letter is effective without it.

Not required. Each co-owner signs and dates in their own block; the tenant's acknowledgement is signed and dated at the foot.

RENT-SPLIT INSTRUCTION LETTER

Subject: Payment of rent for Ground-floor showroom, SCO 42, Sector 34-A, Chandigarh 160022, in separate shares to each co-owner

Dear Sir or Madam,

1. We are the co-owners of the premises described above (the "Premises"), which you occupy under Lease Deed dated 4 April 2022 (the "Lease"). Our shares in the Premises, and therefore in the rent under the Lease, are set out in paragraph 3.

2. Until now you have paid the rent as follows: the whole rent to Harpreet Singh Gill. With effect from 2 April 2026, please pay the monthly rent of ₹1,85,000 (Rupees One Lakh Eighty Five Thousand only) under the Lease, and any increase in it that takes effect under the Lease, not as one payment to one person but as separate payments to each of us in the shares given below.

3. The shares, and the account to which each share is to be paid, are:

(a) Harpreet Singh Gill: 50% of each month's rent, to be paid to Harpreet Singh Gill, State Bank of India, Sector 17 Chandigarh, A/c 30112233445, IFSC SBIN0000631.

(b) Manpreet Kaur Gill: 30% of each month's rent, to be paid to Manpreet Kaur Gill, HDFC Bank, Sector 35 Chandigarh, A/c 50100987654321, IFSC HDFC0000123.

(c) Gurdeep Singh Sandhu: 20% of each month's rent, to be paid to Gurdeep Singh Sandhu, ICICI Bank, Mohali, A/c 123456789012, IFSC ICIC0000456.

4. The shares together make up the whole rent. Each payment falls due on the same date as the rent under the Lease, that is the 7th of every month. Please pay by bank transfer and quote the Premises in the payment reference.

5. If tax has to be deducted at source from the rent under the income-tax law in force, please deduct it separately from each co-owner's share, deposit it against that co-owner's own PAN, and give each of us a separate certificate for the tax deducted from our share.

6. This letter changes only the way the rent is paid. It does not change the rent, the security deposit, the term or any other term of the Lease, which continue as they are. A payment made in line with this letter discharges you for the amount so paid. A payment of one co-owner's share to another co-owner does not, unless all of us agree to it in writing.

7. This instruction can be changed or withdrawn only by a later letter signed by all of us. Until you receive such a letter, please do not act on any instruction about the rent that comes from fewer than all of us.

8. Please sign the acknowledgement at the foot of this letter and return a copy to each of us.
