Why you need it

When you need it

Get authoritative evidence of a mutation already entered, not a screenshot or status message. State the mutation number, property, order date, copy scope and purpose. This doesn't reopen or amend the mutation; a wrong entry needs a separate correction or appeal.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty (Schedule I-A, Stamp Act, 1899). Pay only the copying fee, priced differently at the patwari's record and Fard Kendra.

Registration

Registration is not required.

Notarisation

Not required; already certified.

Witnesses

Witnesses are not required.

LEGAL BASIS

In Punjab a certified copy of a mutation (nakal intkal) is one of the revenue-record copies issued at the Fard Kendra of the tehsil or sub-tehsil and through jamabandi.punjab.gov.in. It shows the record as it stood when the copy was made. A copy of a registered deed is a different document, issued by the Sub-Registrar under section 57 of the Registration Act, 1908. In Chandigarh, copies of the revenue villages' records come from the Chandigarh Administration's Revenue Department; a sector property held from the Estate Office has no mutation to copy.
