Subject: the home at Flat 804, Maya Garden City, Zirakpur, Punjab: breach of the terms of the tenancy
- 1. You have been the tenant of the home at Flat 804, Maya Garden City, Zirakpur, Punjab since 1 April 2026, under the rent agreement dated 1 April 2024.
- 2. I complain of your using the home for a purpose other than residence. The facts are: Since June 2026 a coaching class of about 15 students runs in the home every evening, and a stranger, Mr Rakesh Kumar, has been living in the back room since July 2026..
- 3. The terms of the tenancy broken are clauses 4 and 7 of the agreement. I have not agreed to what is complained of, in writing or otherwise.
- 4. You are asked to put this right within 15 days of receiving this notice: to stop what is complained of, to restore the home to its earlier condition where it has been damaged or changed, and to confirm in writing that you have done so.
- 5. Rent continues to be due. If I accept rent while this matter is open, that is not a waiver of my complaint and is not consent to the breach.
- 6. If it is not put right, I will consider the steps the law allows, including an application to the court or authority that decides rent matters, under the law that governs this tenancy, which I understand to be the Punjab Rent Act, 1995. This notice is a complaint and a request. It is not a notice to quit and it does not end the tenancy.
- 7. Please reply in writing within the same period. A copy of this notice is kept with proof of how it was sent.
