When you need it

A short register of what you own and where the papers are kept: property, bank accounts, investments, insurance policies, lockers, vehicles, loans and online accounts. It is for your family to read if you fall ill or after you die, so they do not have to hunt for deeds, passbooks and policies.

Most estates are delayed because nobody knew what existed. This is NOT a Will. It gives nothing to anyone, changes no ownership and makes no nomination, and it says so on its face. To say who gets what, use the Will (Vasiyat). To change a Will you have already made, use the Codicil to a Will. To deal with a bank account or policy after a death, use the claim documents for that account. Do not write passwords, PINs, OTPs, card numbers or locker combinations in it. Write account numbers by their last four digits only, and say where the full details are kept. Keep it somewhere your trusted person can find it, and update it when something changes.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

None called for by this template. The register creates, transfers and gives up no right, so there is no instrument to stamp. If you want to give property to anyone, use a Will (Vasiyat) or a gift deed, which have their own stamp position. The drafter has not verified that no stamp is ever chargeable on a plain list; check the current rule if in doubt.

Registration

Not applicable. A list of information is not something that is registered. Do not hand it to a Sub-Registrar. Keep it with your papers.

Notarisation

Not required. You may sign it so that the date and the maker are clear. Do not treat a notary's stamp as making it a Will or a nomination.

Witnesses

None needed for the register to do its job, which is only to inform. If you want your wishes to take effect after death, make a Will, which needs two attesting witnesses.
