What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Chargeable as an agreement, not a conveyance. PUNJAB: Article 5, Schedule I-A to the Indian Stamp Act, 1899 as applicable in Punjab, residuary rate under Article 5(c). Confirm the current figure with the Sub-Registrar or against revenue.punjab.gov.in. CHANDIGARH: the equivalent agreement article under the Chandigarh Administration's table at revenue.chd.gov.in; confirm at the Sub-Registrar's office, 30 Bays Building. Most interior contracts of everyday value are, in practice, signed on plain paper rather than stamp paper; use the above only if the Parties want a stamped record.

INTERIOR WORK CONTRACT

This Contract is made at Mohali on 2 April 2026

BETWEEN

Anmol Kaur, resident of Flat No. 604, Sector 82, Mohali ("the Client"),

AND

Décor Craft Interiors, of SCO 212, Sector 34-A, Chandigarh ("the Contractor").

1. THE PREMISES AND THE WORK

1.1 The premises are at Flat No. 604, Sector 82, Mohali, being a residential home.

1.2 Scope of work: Modular kitchen with laminate finish, false ceiling with cove lighting in living and dining, vitrified tile flooring in both bedrooms, complete interior painting, and wardrobe units in both bedrooms

1.3 Brands/quality agreed: Plywood: Century or equivalent BWP grade; laminate: Merino or equivalent; paint: Asian Paints Royale or equivalent. Where a specified brand becomes unavailable, the Contractor shall use only an equivalent of the same grade and shall inform the Client before substituting it.

2. PRICE AND PAYMENT

2.1 This Contract is priced on a fixed lump-sum price for the whole scope, at a total contract value of ₹9,50,000 (Rupees Nine Lakh Fifty Thousand only), exclusive of applicable goods and services tax unless stated otherwise.

2.2 The Client has paid an advance of ₹2,00,000 (Rupees Two Lakh only) on signing, adjustable against the final bill.

2.3 Payment schedule: 20% advance, 30% on material delivery, 30% on completion of carpentry, 20% on final handover

3. TIME

3.1 Work shall commence on 1 April 2026 and be completed on or before 2 April 2026, subject to timely decisions and site access from the Client and to force majeure.

4. WARRANTY

4.1 The Contractor warrants its workmanship and fittings for 12 months from the date of handover, and shall rectify, at its own cost, any defect reported within that period other than damage caused by misuse.

5. SITE

5.1 The Contractor is responsible for daily cleanup and removal of all debris on completion

5.2 The Contractor shall take reasonable care to protect existing fixtures, flooring and fittings not part of the work, and shall be liable for accidental damage to them caused by its own work.

6. TERMINATION

6.1 Either Party may terminate this Contract on material breach by the other that remains uncured for seven days after written notice, without prejudice to payment already due for work completed.

7. GENERAL

7.1 This Contract, with any quotation, drawing or material list attached, is the entire agreement between the Parties on the work described above.

  • A clear payment schedule tied to stages of work, not just a lump sum on completion
  • A warranty period you actually want held to, and whether you will retain part of the final payment until it has run

Common mistakes

  • Agreeing a total price with no room-by-room scope behind it, so there is nothing concrete to check the finished work against.
  • Starting work before checking the society or building management's renovation NOC and house rules, particularly for anything touching a wall or the building's electrical load.
  • Paying the final instalment in full at handover, leaving no practical leverage to bring the Contractor back if a warranty defect appears afterwards.

Questions people ask before using this document

Does an interior work contract need to be on stamp paper?

Not usually in practice — most interior fit-out contracts of everyday value are signed on plain paper. Where the Parties do want a stamped record, the template treats it as a plain Article 5 agreement (a small fixed duty), not a lease or a sale, since no interest in the premises changes hands. Confirm the current figure with the Sub-Registrar only if you are actually buying stamp paper.

How is this different from the House Construction Contract?

The House Construction Contract is for building a new structure from the ground up. This one assumes the walls, floor slab and structure already exist and covers finishing and fit-out work on top of them — modular furniture, false ceiling, flooring, painting and similar. If nothing has been built yet, use the House Construction Contract instead.

Do I need my housing society's permission before starting interior work?

Often, yes — many societies require a renovation NOC and set working hours, a refundable damage deposit, or a bar on structural changes such as removing a wall. Check your society's own rules and, if needed, complete that NOC before the Contractor starts, since this Contract does not itself authorise anything the society's own rules restrict.

What if the contractor cannot get the exact brand we agreed on?

The template's clause on this only allows an equivalent of the same grade, and requires the Contractor to tell you before substituting it — naming the brand or grade in `material_brand_note` at the outset is what gives that clause something concrete to hold the Contractor to later.

How do I actually make the workmanship warranty stick?

A warranty clause is only as useful as your ability to get the Contractor back on site once they have been paid in full. Consider holding back a small percentage of the final payment until the warranty period has run, rather than paying everything at handover, so there is a practical reason for the Contractor to return.
