When you need it

When you sold a property, the buyer deducted tax at source from the price, and you have not yet received the certificate you need to claim credit for that tax in your own return. Under the Income-tax Act, 1961 the certificate is Form 16B, which the buyer downloads after depositing the tax; for tax deducted on or after 1 April 2026 the Income-tax Act, 2025 applies and the certificate is the one that Act and its Rules prescribe.

The letter gives the buyer the sale details and your PAN, asks for the certificate by a date, and asks the buyer to put right any missed deposit or filing. Not for a buyer who deducted no tax (use the Intimation of TDS on a Property Purchase to record why) or a non-resident seller, where different rules apply.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

REQUEST FOR THE TAX DEDUCTION CERTIFICATE ON A PROPERTY SALE

From: Harpreet Singh, House 12, Sector 35-A, Chandigarh. PAN: ABCDE1234F.

To: Aarav Sharma, Sector 21, Panchkula. PAN: PQRST5678K.

Place: Chandigarh. Date: 1 April 2026.

Subject: Request for the certificate of tax deducted at source on the sale of Second floor of House 1234, Sector 20-C, Chandigarh.

Dear Sir or Madam,

  1. 1. I sold Second floor of House 1234, Sector 20-C, Chandigarh to you by a sale deed registered on 2 April 2026, for ₹95,00,000 (Rupees Ninety Five Lakh only).
  1. 2. You deducted ₹95,000 (Rupees Ninety Five Thousand only) as tax at source from the price. The tax was deducted on or before 31 March 2026, under the Income-tax Act, 1961, with challan-cum-statement Form 26QB and certificate Form 16B. What I know of the deposit is: Deposited on 14 December 2026, acknowledgement no. 123456789012.
  1. 3. I have not yet received the certificate for this tax. I need it to claim credit for the tax in my own return. Please download it from the income-tax portal and send it to me by 3 April 2026.
  1. 4. My PAN is ABCDE1234F. Please check that it was entered correctly in your statement, because the tax shows in my annual tax statement only under the PAN given.
  1. 5. If the tax has not been deposited, or the statement has not been filed, please do so at once. The late fee and interest the tax law imposes for that fall on the person who deducted the tax.

Thank you for your help.

Yours sincerely,
Seller: Harpreet Singh
