When you need it

A landlord sometimes agrees to ease the rent for a time: a tenant's shop is closed for road works, the tenant is rebuilding after a fire, trade has collapsed, or the landlord simply wants to keep a good tenant. The agreement is usually by phone or message.

Later it is forgotten, disputed, or read as something wider than intended, such as a permanent cut in rent or a waiver of every other right under the lease. This letter records the relief in writing. It says whether the rent is waived in whole, waived in part, or only deferred; for which dates; how deferred rent is to be repaid; whether CAM and other charges are included; and it says, in terms, that the relief is limited to what is written and that every other right and obligation under the lease stays as it is. The landlord signs and the tenant countersigns. Use it when the landlord has agreed to give relief and both sides want a clear record. Not for: a permanent change to the rent (that is a lease addendum), a dispute over rent that the tenant says is not due (use a rent dispute reply), or a landlord's demand for unpaid rent. The letter does not remove the tenant's liability for rent outside the period it names.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

A letter that records a one-off, temporary relief from rent is, on ordinary practice in Punjab and Chandigarh, a variation of how the lease is operated for a short period and not a new lease. It may still be treated as an agreement, or as a change to the lease, that attracts duty. Check the current figure with the Sub-Registrar or a licensed stamp vendor; this letter does not state one.

Registration

This letter does not itself need registration if it is a temporary relief that does not change the rent, term or other terms of the lease for the future. If the lease is registered and the relief amounts to a change in its rent or term, a lawyer should say whether the change itself needs to be registered.

RENT WAIVER OR DEFERMENT LETTER

Date: 2 April 2026
Place: Chandigarh

From (the "Landlord"):
Chadha Commercial Complex Private Limited, an individual, of SCO 11, Sector 8-C, Chandigarh 160009, acting through Ravneet Chadha, Director

To (the "Tenant"):
Chopra Footwear Private Limited, an individual, of SCO 11, Sector 8-C, Chandigarh 160009, acting through Ravneet Chadha, Director

Subject: Relief from rent for the premises at Shop No. 3, Ground Floor, SCO 11, Sector 8-C, Chandigarh, Chandigarh

  1. 1. The Tenant occupies the premises known as Shop No. 3, Ground Floor, SCO 11, Sector 8-C, Chandigarh, situated at Chandigarh, in the State of Punjab (the "Premises"), under a Lease Deed dated 2 January 2026 between the Landlord and the Tenant for a term of 9 years commencing 1 February 2026 (the "Lease").
  1. 2. Reason for the relief: The Tenant's shop was closed for sewer works on the road outside.
  1. 3. At the Tenant's request, and without admitting any obligation to do so, the Landlord waives the whole of the rent for the period from 1 April 2026 to 2 April 2026, both days included (the "Relief Period"), on the terms of this letter.
  1. 4. The part of the rent that is waived is 50 per cent of the monthly rent. The rest of the rent for the Relief Period remains payable on its due dates under the Lease.
  1. 5. The rent that is deferred shall be paid in six equal monthly instalments, the first with the rent for July 2026. Deferred rent is not waived, and no interest is charged on it unless the Lease already provides for interest on late payment.
  1. 6. The CAM or maintenance charge, electricity, water and every other charge under the Lease remain payable in full.
  1. 7. The relief is a one-time accommodation for the period stated and does not entitle the Tenant to any further relief.
  1. 8. The relief is limited to the Relief Period and to what is written in this letter. It does not change the rent, the security deposit, the term of the Lease, the lock-in, the dates of any increase in rent, or any other term of the Lease, all of which continue as before. After the Relief Period, rent is payable in full as the Lease provides.
  1. 9. NO WAIVER OF OTHER RIGHTS. Nothing in this letter waives, or is to be read as waiving, any other right of the Landlord or of the Tenant under the Lease or in law, including the right to rent for any period outside the Relief Period and the right to act on any other breach of the Lease. The relief does not set a practice or a precedent, and a later delay or concession by either side is not a waiver.
  1. 10. TAX. Any tax on the rent or on the relief is dealt with as the law requires. This letter does not change who bears it.
  1. 11. The Tenant accepts the relief on these terms by countersigning this letter.
