This Agreement is made at S.A.S. Nagar (Mohali) on 1 April 2026.

BETWEEN

AND

RECITALS

A. The Promoter is developing the project known as Northland Greens, Sector 82 at Sector 82, S.A.S. Nagar (Mohali) 140306, registered with the Real Estate Regulatory Authority under registration No. PBRERA-SAS83-PR0421, on land held under Sale Deed No. 118 dated 4 April 2021, registered with the Sub-Registrar, S.A.S. Nagar, with building plan sanctioned under Sanctioned by GMADA, Memo No. 4421 dated 12 January 2023.

B. The Promoter confirms it maintains the separate RERA-designated account required by section 4(2)(l)(D) of the Real Estate (Regulation and Development) Act, 2016, into which seventy per cent of the amounts realised from allottees for this project are deposited, to be used only for the land and construction cost of the project

C. The Allottee has booked, and the Promoter has agreed to sell, the unit described below, on the terms of this Agreement, consistently with section 13 of the Real Estate (Regulation and Development) Act, 2016.

NOW THIS AGREEMENT WITNESSES as follows.

  1. 1. THE UNIT

1.1 Type: Residential flat/apartment. Description: Flat No. 1204, 12th Floor, Tower C. Carpet area 950 sq ft, super area 1,320 sq ft. Parking: One covered car parking space, Basement 1.

1.2 Common areas and amenities: Clubhouse, swimming pool, landscaped gardens, power backup for common areas and one point per flat.

1.3 Specifications: Vitrified tile flooring, modular kitchen fittings as per the specification annexure, CP fittings of a specified brand.

  1. 2. PRICE AND PAYMENT

2.1 Total price: ₹65,00,000 (Rupees Sixty Five Lakh only). Break-up: Basic sale price Rs 58,00,000; car parking Rs 3,00,000; club/amenity charges Rs 4,00,000. Excludes GST, stamp duty and registration charges.

2.2 Amount paid to date: ₹6,50,000 (Rupees Six Lakh Fifty Thousand only).

2.3 Payment plan and schedule: 10% on booking; 15% on execution of this Agreement; balance in construction-linked instalments as per the schedule annexed.

2.4 GST: GST is payable by the allottee in addition to the price stated above, at the rate applicable to the project on the date of each instalment

2.5 TDS: The Allottee shall deduct tax at source under section 194-IA of the Income-tax Act, 1961 where the total price is Rs 50 lakh or more, and pay the Promoter the net amount, furnishing Form 16B

2.6 The Allottee has informed the Promoter that the purchase is financed through HDFC Bank, and the Promoter shall co-operate reasonably with that lender's disbursement requirements, including tripartite confirmation where the lender asks for it.
