What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Chargeable as an agreement, not a conveyance. PUNJAB: Article 5, Schedule I-A to the Indian Stamp Act, 1899 as applicable in Punjab, residuary rate under Article 5(c). Confirm the current figure with the Sub-Registrar or against revenue.punjab.gov.in. CHANDIGARH: the equivalent agreement article under the Chandigarh Administration's table at revenue.chd.gov.in; confirm at the Sub-Registrar's office, 30 Bays Building. Most one-off material supply orders are, in practice, confirmed by invoice or purchase order rather than put on stamp paper; use the above only where the Parties want a stamped record for a large order.

MATERIAL SUPPLY AGREEMENT

This Agreement is made at Mohali on 1 April 2026

BETWEEN

Ravinder Singh, resident of House No. 214, Sector 70, Mohali ("the Buyer"),

AND

Guru Nanak Building Materials, of Grain Market Road, Kharar, GSTIN 03ABCDE1234F1Z5 ("the Supplier").

1. THE MATERIAL

1.1 Delivery/project site: Plot No. 118, Sector 70, Mohali

1.2 Material and quantity ordered: 500 bags of OPC 43-grade cement, 8 tonnes of 12mm TMT bars, 400 cubic feet of river sand

1.3 Quality standard: ISI-marked, conforming to the relevant Bureau of Indian Standards specification

2. PRICE AND PAYMENT

2.1 Rate and total order value: Cement Rs 380 per bag, TMT bars Rs 62 per kg, sand Rs 55 per cubic foot; total order value approximately Rs 4,80,000

2.2 The Buyer has paid an advance of ₹1,00,000 (Rupees One Lakh only) on placing this order, adjustable against the final invoice.

2.3 Payment terms: Balance payable within 7 days of each delivery, against invoice

3. DELIVERY

3.1 Delivery schedule: Cement and sand delivered in three instalments as construction progresses; TMT bars delivered in full within 10 days of order

3.2 The Supplier delivers to site at its own cost, included in the price above

3.3 Risk in the material passes to the Buyer on delivery at the site named above; title passes on payment in full for the relevant consignment.

4. QUALITY AND REJECTION

4.1 The Buyer may reject any consignment not meeting the agreed standard within 48 hours of delivery, for replacement at the Supplier’s cost with no additional charge

5. GENERAL

5.1 This Agreement, with any invoice or delivery challan issued under it, is the entire agreement between the Parties on the material ordered above.
