NEIGHBOUR NOC / PARTY WALL AGREEMENT

This Agreement is made at Mohali on 2 April 2026

BETWEEN

Manpreet Singh, of House No. 45, Phase 5, Mohali ("Party A"),

AND

Deepak Sharma, of House No. 46, Phase 5, Mohali ("Party B"), being adjoining owners.

1. THE WORK

1.1 Nature of the work: Raising or repairing a wall on or near the shared boundary

1.2 Description: Raising the existing 7-foot boundary wall to 9 feet, using the existing foundation, entirely on Party A’s side of the boundary line

1.3 The wall referred to above: The wall stands entirely on Party A’s side and belongs to Party A alone

2. CONSENT

2.1 Party B has no objection to Party A carrying out the work described in clause 1, on the terms of this Agreement, and confirms this in writing so that it may be relied upon, including before any authority that may ask for it.

3. COST AND MAINTENANCE

3.1 Party A bears the entire cost

3.2 Specifically: 70% Party A, 30% Party B

3.3 Future maintenance: Each Party bears the cost of repairing damage caused by their own side; ordinary upkeep of a jointly owned wall is shared equally

3.4 Temporary access: Party B permits scaffolding on a 3-foot strip of their side for 30 days from the start date, after which Party A shall remove it and make good any damage caused

4. DAMAGE

4.1 Party A shall make good, at its own cost, any damage caused to Party B’s property in the course of this work

5. TIME

5.1 The work is expected to start on 1 April 2026.

6. GENERAL

6.1 This consent/Agreement binds each Party's successors-in-title to the property named against them, and either Party shall disclose it to a buyer before selling their property.

6.2 This is the entire understanding between the Parties on the work described above.
