When you need it

Not for the first token money (use the Token Advance Receipt (Bayana Rasid) or the Earnest Money Deposit Receipt), or for the last payment that closes the price (use the Receipt for the Balance Sale Consideration). It does not transfer ownership and does not change the agreement.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

A receipt for money above the amount the Stamp Act sets for a receipt carries a revenue stamp, which the Seller affixes and signs across; the Buyer may ask for it. It is not a conveyance, so conveyance duty does not apply. Confirm the current revenue-stamp requirement at the stamp vendor or Sub-Registrar.

Registration

Not required; a receipt for a payment does not create or transfer any right in the property.

Notarisation

Not required.

Witnesses

Optional. The bank entry and the Seller's signature are what matter.
