Sale of farm equipment and livestock
- Tractor Sale AgreementA private sale of a used tractor, with or without its trolley and implements, between a seller and a buyer in Punjab or Chandigarh. Records the price and payment, the condition the Buyer is taking the Tractor in, whether any financier still holds a hypothecation over it, and who is responsible for transferring the registration certificate into the Buyer's name at the RTO. A tractor is a motor vehicle under the Motor Vehicles Act, 1988 even though it needs no permit for ordinary agricultural use, and it stays registered in the Seller's name — with every challan, tax demand and third-party claim that follows a registered owner — until Form 29 and Form 30 are filed and the transfer of ownership is recorded under s.50 of that Act. Unlike a house or a plot, no stamp duty or registration under the Registration Act, 1908 turns on this sale: the price and delivery are governed by the Sale of Goods Act, 1930, and the RTO entry, not a registered deed, is what actually changes who is accountable for the vehicle. Not for: a new tractor bought from an authorised dealer, which comes with the dealer's own invoice, warranty and finance paperwork; a tractor bought entirely on a bank or NBFC loan disbursed directly to a dealer, where the financier's own documentation governs; or a sale where the trolley or implements are being sold separately from the tractor to a different buyer.₹399Open
- Cattle Sale ReceiptA record of the sale of an animal — a buffalo, cow, bullock, calf or other livestock — between a seller and a buyer: what was sold, its description and any identification tag, the price received, a health declaration, and, because Punjab prohibits cow slaughter, the buyer's declaration about a bovine animal. Village and mandi cattle sales are almost always done on trust and a handshake; this receipt is the paper trail that protects both sides if the animal later turns out to be diseased, not the seller's to sell, or if the buyer is asked to account for what became of a protected animal. Not for: the sale of a whole dairy herd or a farm as a going concern together with land, sheds and equipment, which needs a fuller business-transfer agreement; a gift of an animal, where no price passes; or the transport of cattle out of Punjab, which needs its own permits under the Prevention of Cruelty to Animals (Transport of Animals) Rules, 1978 and is not covered by this receipt.₹99Open
Leasing and farming arrangements
- Contract Farming AgreementAn agreement between a sponsor — a trader, processor, exporter, company or Farmer Producer Organisation — and a grower, under which the sponsor commits to buy a crop the grower agrees to cultivate to an agreed specification, often with inputs, technical guidance or a credit advance from the sponsor. Records the land and the crop, who supplies inputs and on what terms, the quality standard and the quantity, the price mechanism and payment, delivery, and — because this is the point every contract farming dispute in India turns on — that the sponsor acquires no interest whatsoever in the grower's land. Punjab has at times had its own contract farming legislation providing for written agreements and a facilitation and dispute-resolution mechanism, and the central Farmers (Empowerment and Protection) Agreement of Price Assurance and Farm Services Act, 2020 covered similar ground nationally before it was repealed by the Farm Laws Repeal Act, 2021. Whether a Punjab enactment on contract farming is currently in force and administered, and whether any Contract Farming Facilitation and Coordination Committee is currently operative for a given area, should be confirmed with the Punjab Mandi Board or the Department of Agriculture before this Agreement is relied on for a large or long-term arrangement; in the absence of confirmed registration machinery, it stands as an ordinary contract enforceable under the Indian Contract Act, 1872. Not for: an outright lease of the land to the sponsor, where the sponsor itself takes possession and cultivates — that is a lease (see the Agricultural Land Lease document), not contract farming; a simple forward sale of a standing or future crop with no inputs or technical involvement from the buyer, which needs no more than an ordinary sale agreement; or an arrangement where the "sponsor" is really a moneylender advancing cash against a future crop at interest, which is a loan and should be documented as one.₹399Open
- Agricultural Land Lease (Theka/Thekanama)An annual or seasonal cash-rent lease of agricultural land — a theka — between a landowner (or a tenant entitled to sub-let) and a person who will cultivate the land for a fixed rent in money, not a share of the crop. Records the land, the rent and how it is paid, the crop season the Term covers, who arranges irrigation, and, deliberately, that the lease creates no continuing right for the Lessee once the Term ends: no occupancy tenancy, no automatic renewal, and an explicit instruction that the khasra girdawari should keep recording the Lessee's possession as under theka and not as an owner-cultivator's. Kept to a Term of eleven months or less by design, on a Rent fixed for the whole Term rather than stated as a yearly figure — the footing on which the great majority of agricultural theka in Punjab is actually done, on plain paper, without registration, and accepted as such at the girdawari. Clause 13 explains why, and honestly, since the underlying registration question is genuinely unsettled rather than resolved by this template; read it before relying on the "no registration needed" conclusion. Chandigarh has almost no agricultural land left outside its retained revenue villages — Manimajra, the lal dora and phirni villages, and those never brought onto the Estate Office scheme — and this lease serves only land in those villages, not a sector plot. Not for: a batai or crop-share arrangement, where the rent is a share of the harvest rather than a fixed sum — a different arrangement with different revenue and tax consequences, needing its own document; a lease intended to run for years and to be registered, which this template deliberately does not attempt (see clause 13 and the note in lawyerShouldCheck); land inside a Chandigarh Estate Office sector; or a letting where the tenant will build a permanent structure or reside on the land, which needs its own permissions and a different kind of instrument.₹399Open
