Why you need it

When you need it

Appointed a PB/CH agent and agreed to end it? The agent wants commission on introductions made; you want marketing stopped, keys back, boards down. Authority ends for a third party only once known. Fixes the end date, settles earned commission, names protected introductions and for how long, records early-ending compensation.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Ending an agency, no property interest — Article 5, Schedule I-A, Stamp Act 1899 (PB/CH), a small fixed sum.

Registration

Not registrable: s.17, Registration Act, 1908 needs a Rs 100+ property interest created; this creates none. Optional under s.18, pointless.

Notarisation

Not required — the two witnesses already prove who signed.

Witnesses

Not required by law. Two independent witnesses are recommended — the end date and protected introductions are what commission claims turn on.
