When you need it

You are a builder or promoter and the flat or unit is complete. This letter offers possession to the buyer, gives the completion or occupation certificate details, the window for taking possession, the amount (if any) payable before possession and what it covers, and attaches a checklist for the joint inspection so that the handover is recorded unit by unit.

Offer possession only after the completion or occupation certificate has been received, and include only charges the agreement and the law allow. The checklist is a working list for the inspection; the signed record of the handover itself is the Possession and Handover Memo. Not for the signed record of handover — use the Possession and Handover Memo. Not for a buyer taking possession under objection — use Possession Acceptance under Protest.

It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.
