Sir / Madam,
1. Who I am. I am Ramesh Kumar Shetty, S/o Late Krishna Shetty, aged about 41 years, residing at X. My mobile number is X and my e-mail address is X. I am the present owner of the property described in paragraph 3 below.
1A. Joint owner. The property is held jointly with X, S/o X, residing at X. The shares of the owners are: Ramesh Kumar Shetty — two-thirds share; Priya Shetty — one-third share. We apply jointly, and every owner named in this application has signed it below. The khata may be entered in our joint names.
1B. Further joint owners. The registered deed referred to above also names the following further purchasers, who are co-owners of the property and who join in this application: 3. Sri Mahesh Kumar Shetty, S/o Late Krishna Shetty, aged 46, residing at No. 14, 3rd Cross, Jayanagar 4th Block, Bengaluru 560011. 4. Smt. Geetha Shetty, W/o Mahesh Kumar Shetty, aged 43, of the same address.. Each of them has signed below, and the khata may be entered in the names of all the owners.
1C. Signing through a power of attorney. This application is signed and filed on the owner's behalf by X, the holder of a registered Power of Attorney dated 1 April 2026, Document No. KJY-1-04567-2025-26, registered in the office of the Sub-Registrar, Jayanagar, Bengaluru. The Power of Attorney is subsisting, has not been revoked, and a certified copy is enclosed.
2. Why I am writing. I have acquired the property under the registered Sale deed referred to above. Section 114 of the Karnataka Municipal Corporations Act, 1976 requires the transferor and the transferee to give notice of a transfer of title to the Commissioner within three months of the execution of the instrument. This application is that notice, and I request that the khata be transferred to my name in the records of the Corporation and that a khata certificate and khata extract be issued accordingly.
3. The property. The particulars of the property are:

3A. Boundaries. The property is bounded as follows, as per the schedule in the registered deed:
- East : Site No. 46
- West : Site No. 48
- North : 30 ft wide road
- South : Site No. 61
3B. Flat particulars. The property is Flat No. B-402, Fourth Floor in X, together with an undivided share in the land of 384 sq ft undivided share out of 24,000 sq ft. The Occupancy Certificate for the building is dated 2 April 2026 and a copy is enclosed. If the khata for the building stands as a single khata in the developer's name, I request that it be bifurcated and a separate khata be issued for my flat.
3C. Original allotment. The property was originally allotted by Bangalore Development Authority vide allotment letter / possession certificate No. X, and copies of the allotment and possession papers are enclosed.
4. How I acquired it. I acquired the property from Sunitha Rao under the registered Sale deed dated 3 April 2026, Document No. JYN-1-08765-2025-26, registered in the office of the Sub-Registrar, Jayanagar, Bengaluru Urban District, for a consideration of ₹25,000 (Rupees Twenty Five Thousand only). Possession of the property was handed over to me at the time of registration and I am in peaceful possession and enjoyment of it.
4A. Deceased owner in the chain (varasat). X, in whose name the record earlier stood, died on 6 April 2026. My relationship to the deceased is: Son. The surviving legal heirs, and how their interest has been dealt with, are as follows: Smt. Lakshmi Devi (widow) and Smt. Anitha (daughter) — both have joined as vendors in the sale deed dated 12.05.2026 and have no subsisting claim. Succession is established by: Genealogical tree (vamsha vruksha) issued by the Tahsildar, Bengaluru South Taluk, dated 20.03.2026, a copy of which is enclosed. The death certificate is enclosed. No heir has any subsisting claim that would prevent the khata from being transferred to me.
5. Stamp duty paid and khata transfer fee. Stamp duty of ₹25,000 (Rupees Twenty Five Thousand only) was paid on the said deed, as recorded in the registration endorsement. The khata transfer fee payable is 2% of the stamp duty so paid. That works out to ₹25,000 (Rupees Twenty Five Thousand only), which I am ready and willing to pay. The fee has been paid vide Challan No. 445566 dated 12.09.2026 / UTR No. XXXXXXXX, and the payment receipt is enclosed. If the office computes the fee at a different figure, I will pay the difference on demand.
6. Property tax. Property tax on this property has been paid up to the year 2026-27, vide receipt No. X. The latest paid receipt is enclosed. There are no arrears of property tax, cess or any other municipal dues outstanding on the property to the best of my knowledge, and if any arrear is found on verification I undertake to clear it before the khata is transferred.
7. Encumbrance Certificate. An Encumbrance Certificate covering the period from 4 April 2026 to 5 April 2026 is enclosed. It discloses no subsisting mortgage, charge, attachment or other encumbrance that would prevent the transfer of the khata.
7A. Betterment charges. Betterment / improvement charges in respect of this property stand paid: Rs 45,000 paid vide receipt No. 7789 dated 04.02.2019. The receipt is enclosed.
