Why you need it

When you need it

Only part of a larger khasra is affected, needing a tatima shajra (subdivision sketch): the parent khasra, area/boundaries, purpose, related deed/mutation, and whether field measurement is needed. A tatima is a record aid, not a way to redefine boundaries — prepared officially; title disputes stay separate.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — a field-map request creates no right, so it's outside Schedule I-A (Stamp Act, 1899) in Punjab/Chandigarh. Plain paper.

Registration

Not registrable — outside s.17, Registration Act, 1908.

Notarisation

Not required unless the authority asks for an affidavit, declaration or attested copy.

Witnesses

Not ordinarily required; the authority may call for witnesses or identifiers at attestation or hearing.

LEGAL BASIS

In Punjab the Halqa Patwari keeps the field map of the revenue estate, and a tatima is the supplementary sketch prepared when a field number is subdivided. A map shows numbers and areas; it does not fix a boundary on the ground, which is a separate demarcation (nishandehi) proceeding, and it does not change the record of rights. In Chandigarh only the Union Territory's revenue villages keep these maps; a sector property held from the Estate Office has none.
