Why you need it

When you need it

A PB/CH broker billing a fee needs a tax-ready form. GST-registered: a tax invoice with registration number, serial number, service, value, tax. Property supply is taxed where the property is — PB central+state, CH central+UT. Records TDS; serves as receipt once paid.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Once completed, it's a receipt under Article 53, Schedule I: above Rs 5,000, a one-rupee stamp signed across. The invoice alone isn't chargeable.

Registration

A debt record only, no interest — outside s.17.

Notarisation

Not required, and never used for an invoice.

Witnesses

None. The Broker's signature is what the tax law and the client need.
