When you need it

A broker revealing an off-market owner or buyer, worried they'll cut you out? A no-contact clause risks being void under s.27, Contract Act. This leaves the client free to deal with anyone, but makes commission payable on a deal with a named party in time. Fixes the period/commission; catches a relative deal.

Protection for a broker's commission on the introductions it makes

Parties

2. The Broker — Rajinder Kumar Bansal, trading as Bansal Property Consultants, of SCO 22, Phase 3B2, SAS Nagar (Mohali), Punjab 160059, mobile +91 XXXXX XXXXX, email rajinder@bansalproperty.in, holding real estate agent registration number PBRERA-SAS80-REA0123 ("the Broker").


Background

A. The Broker is about to introduce to the Client the parties listed in the Schedule, in connection with property in Punjab.

B. The Client wishes to receive those introductions, and the Broker is willing to make them, on the terms of this letter.


1. The Introduced Parties

1.1 The parties listed in the Schedule, and anyone acting for any of them, are "Introduced Parties". A party becomes an Introduced Party only by being listed in the Schedule, or by being added to it in writing signed by both of us.

2. The Client remains free to deal

2.1 Nothing in this letter prevents the Client from dealing with anyone, an Introduced Party included.

3. The protection

3.1 If, between 2 April 2026 and 3 April 2026 ("the Protection Period"), the Client enters into a transaction with an Introduced Party concerning the property in connection with which that party was introduced, the Broker's commission is payable as if the Broker had concluded the transaction, whether or not the Broker took any further part in it.
