SOLE SELLING RIGHTS AGREEMENT

Parties

1. The Owner — Gurpreet Singh Sandhu, son of Harbhajan Singh Sandhu, resident of House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071, mobile +91 XXXXX XXXXX, email gurpreet.sandhu@example.com ("the Owner").

2. The Agent — Rajinder Kumar Bansal, trading as Bansal Property Consultants, of SCO 22, Phase 3B2, SAS Nagar (Mohali), Punjab 160059, mobile +91 XXXXX XXXXX, email rajinder@bansalproperty.in, holding real estate agent registration number PBRERA-SAS80-REA0123 ("the Agent").


Background

A. The Owner owns the property at House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071, in Punjab: A two-storey house on a plot of 250 square yards, with a covered car porch ("the Property").

B. The Owner wishes to sell the Property and to give the Agent the exclusive right to market it for a fixed period, in return for the Agent's commitment to market it actively and to report to the Owner regularly.


1. The exclusive appointment

1.1 The Owner appoints the Agent as the only agent for the sale of the Property from 2 April 2026 to 3 April 2026 ("the Exclusive Period").

1.2 The exclusivity is: Sole selling rights. Commission is payable on any sale of the Property agreed during the Exclusive Period, whoever finds the buyer, including the Owner.

1.3 During the Exclusive Period the Owner will not appoint any other agent, list the Property with anyone acting as an agent, or accept an introduction from another agent. The Owner will pass every enquiry about the Property to the Agent within 2 working days of receiving it.

1.4 The Agent has no authority to sign any agreement, receipt or deed for the Owner, or to accept money on the Owner's behalf, unless the Owner gives that authority separately and in writing.

2. What the Agent must do to keep the exclusive right

2.1 Market the Property at ₹85,00,000 (Rupees Eighty Five Lakh only), or at any other figure the Owner approves in writing, and not invite or entertain offers below ₹80,00,000 (Rupees Eighty Lakh only) without the Owner's written consent.
