Why you need it

When you need it

An agent/portal wants to advertise and you want control of what, where, how long? Advertising isn't appointing an agent. Covers channels, price, address published or not, photo source, occupant privacy; withdrawable by email. Says nothing about commission.

See stamp duty, registration and witnesses

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — advertising permission creates no property interest, fixes no commission. Expanded to appoint an agent, Article 5 applies.

Registration

Not registrable: s.17, Registration Act, 1908 needs a Rs 100+ property interest created; this creates none. Optional under s.18, pointless.

Notarisation

Not required — revocable by email at any time; notarising something reversible in a sentence adds nothing.

Witnesses

None — the Owner signs; the lister's acknowledgment proves receipt, which matters when a listing must come down.
