When you need it

Use this when a client has not paid brokerage after a completed sale or letting, and you want to ask in writing first, in a firm but civil letter: what you did, the rate, the amount still due, a deadline, and what you may do next. It is a good first step, and a record that you asked, before spending on a lawyer's notice.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Subject: Payment of brokerage of ₹85,000 (Rupees Eighty Five Thousand only) for the deal concluded on 2 April 2026

Dear Sir / Madam,

1. The deal

I introduced the buyer Mr Gurpreet Singh for your house at Sector 70, Mohali, arranged the visits and the price talks, and the agreement to sell was signed on 2 May 2026.

The deal was concluded on 2 April 2026.

2. The brokerage

2.1 The brokerage for this deal is one per cent of the sale price.

2.2 The amount still unpaid is ₹85,000 (Rupees Eighty Five Thousand only).

2.3 Payment received so far: X

2.4 Our invoice: Invoice 41 of 10 May 2026

3. Request

3.1 This is a friendly reminder, and I would be grateful for payment.

3.2 Please pay ₹85,000 (Rupees Eighty Five Thousand only) within 7 days of this letter, by bank transfer or account payee cheque in favour of Bansal Property Consultants.

3.3 If you have already paid, or you think any part of this is wrong, please tell me at once with the details so that I can check.

4. If it stays unpaid

4.1 If the brokerage is not paid by then, I may send you a formal legal notice and take legal steps to recover it, with interest and costs as the law allows.

4.2 This letter does not give up any right I have, and accepting a part-payment will not either.

Yours faithfully,
