When you need it

Use this when an owner or a buyer asks a broker what a property is likely to fetch, and the broker wants to answer in writing: a price or rent range, what it is based on (recent similar deals), whether the broker saw the property, and whether the broker has any interest. It says plainly that it is an opinion, not a valuation.

Not a valuation report by a registered valuer, which a bank, a court or the tax office may require; use the Property Valuation Request Letter to ask for one. Not a brokerage agreement. Not a promise of price.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — a letter reminding and requesting payment creates no right in property and is not a chargeable instrument. Plain paper is enough.

BROKER'S PRICE OPINION LETTER

A broker's non-binding opinion of the likely price or rent of a property

House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071

Subject: Property at House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071: my opinion of the price it may fetch on sale

Dear Sir / Madam,

1. The property

A two-storey house on a plot of 250 square yards, four bedrooms, about ten years old, in good condition

2. My opinion

2.1 In my opinion, the price it may fetch on sale is in the range of ₹80,00,000 (Rupees Eighty Lakh only) to ₹88,00,000 (Rupees Eighty Eight Lakh only).

2.2 For about 30 days from the date of this letter that range is a reasonable view of the local market. After that, ask me again.

3. What it is based on

Two houses of similar size in Sector 70 changed hands in the last six months at about Rs 80 lakh and Rs 86 lakh; this one has a larger lawn but needs repainting.

4. Whether I saw the property

I visited the property on 5 October 2026.

5. My interest

I have no interest in the property other than the brokerage I may earn if I am engaged.

My interest: X

6. What this letter is not

6.1 This is the opinion of a property broker, given from what I know of the market. It is not a valuation by a registered valuer. It must not be used as one for a bank loan, for stamp duty, for tax, for a partition or for any court or government purpose.

6.2 Prices and rents change with demand, and a real buyer or tenant may pay more or less. I do not promise that the property will fetch a price or rent in this range.

6.3 I have not checked the title to the property, its papers, any loan on it or any dues. My opinion assumes that these are clear. You should have the title checked by an advocate before you sign any deal.

Yours faithfully,
