Happy for several dealers to sell to whoever comes first? Open listings cause the most commission disputes. This settles it: not exclusive; commission only to the effective cause of sale (dated introduction); nothing on a self-found buyer; withdrawable anytime.

1. Authority to market

1.1 I own the property at House No. 1147, Sector 70, SAS Nagar (Mohali), Punjab 160071, in Punjab: A two-storey house on a plot of 250 square yards, with a covered car porch ("the Property").

1.2 I authorise you to market the Property for sale at ₹85,00,000 (Rupees Eighty Five Lakh only) and to introduce prospective buyers to me, until 2 April 2026.

2. This listing is not exclusive

2.1 I may give the same authority to other agents, and I may sell the Property to a buyer I find myself without owing you anything.

2.2 You must not describe yourself, in any advertisement, signboard or conversation, as my sole or exclusive agent.

3. When commission is payable

3.1 Commission of 1 per cent of the sale price is payable to you only if you are the effective cause of the sale, and it is earned on the signing of an agreement to sell with a buyer the agent introduced.
