What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

Chargeable as an agreement, not a conveyance — it transfers no interest in the Site. PUNJAB: Article 5, Schedule I-A to the Indian Stamp Act, 1899 as applicable in Punjab; confirm the current figure with the Sub-Registrar or against the Department of Revenue, Rehabilitation and Disaster Management's published table at revenue.punjab.gov.in before the stamp is bought. CHANDIGARH: the equivalent agreement article under the Chandigarh Administration's Rates of Stamp Duty & Registration Fees table at revenue.chd.gov.in; confirm the current figure at the Sub-Registrar's office. Buy the e-stamp before signing.

VARIATION ORDER AND EXTENSION OF TIME

Variation Order No. 1

This Variation Order is made at Mohali on 2 April 2026

BETWEEN

Anmol Kaur, resident of Flat No. 604, Sector 82, Mohali ("the Owner");

AND

Décor Craft Interiors, of SCO 212, Sector 34-A, Chandigarh ("the Contractor").

1. THE ORIGINAL CONTRACT

1.1 The Parties are bound by House Construction Contract dated 4 January 2026 ("the Contract") for work at Plot No. 118, Sector 70, Mohali. This Variation Order varies the Contract as stated below and is to be read with it.

2. THE CHANGE IN THE WORK

2.1 Kind of change: Additional work.

2.2 The change is as follows: Additional boundary wall, 60 running feet, 6 ft high, in brick masonry with plaster on both faces; store room 8 ft x 10 ft in the rear corner.

2.3 Reason for the change: Requested by the Owner after the original contract was signed

2.4 The Contractor shall not begin the changed or additional work, and the Owner shall not be liable to pay for it, until this Variation Order has been signed by both Parties. Work omitted under this Order shall not be carried out.

3. COST

3.1 Effect of the change on the contract value: the change adds to the contract value.

3.2 The amount of the change is ₹1,80,000 (Rupees One Lakh Eighty Thousand only), exclusive of goods and services tax and any other tax or cess payable in addition, unless stated otherwise.

3.3 The amount was worked out as follows: At the item rates of the original contract; for items not in it, at rates agreed in writing before the work starts.

3.4 The contract value was ₹32,00,000 (Rupees Thirty Two Lakh only) and is now ₹33,80,000 (Rupees Thirty Three Lakh Eighty Thousand only).

3.5 Payment for the varied work: Billed in the running bills as the varied work is measured; retention applies as in the original contract

4. TIME

4.1 The completion date under the Contract was 1 April 2026.

4.2 The completion date is extended to 2 April 2026. Reason: Extra work needs about five weeks beyond the original timeline

4.3 Any delay penalty or liquidated damages under the original contract will apply from the new completion date, not the earlier one.

5. OTHER TERMS

5.1 Except as changed by this Variation Order, the Contract continues in full force, including its terms on retention, defect liability, insurance, safety and dispute resolution, which apply to the varied work as they apply to the rest.

5.2 No other change in the work, price or time is agreed unless it is recorded in writing and signed by both Parties.

IN WITNESS WHEREOF the Parties have signed this Variation Order at Mohali on 2 April 2026.
