Recording doesn't create the mortgage — the security document must already be effective — and mustn't overstate the lender's interest. Redemption is separate, so the charge isn't permanent.

No stamp duty: a s.34 mutation report transfers nothing (outside Schedule I-A); duty was due on the source instrument. No court fee. Cost is the Rs 600 mutation fee (Punjab Revenue Dept, 6 Sep 2026), recovered under s.38(2) at attestation from the person favoured; late reporting (past 3 months) risks a s.39 fine up to 5x — Rs 3,000.

Registration

Not registrable — outside s.17, Registration Act, 1908. The Patwari logs it in the register of mutations, the Kanungo validates it, returning an intkal number and order. An unregistered instrument needing registration can't found a mutation.

Notarisation

Not required unless the authority asks for an affidavit, declaration or attested copy.
