When you need it

Use this when you are a property dealer or broker in Punjab and need to register as a real estate agent with the Real Estate Regulatory Authority, Punjab, or renew that registration. This is your own covering application: it states who you are, what business you do, how the fee was paid, the papers enclosed and the declarations an agent gives.

The Authority's prescribed form is filled in on its own system; this does not replace it. Not the Agent Registration and KYC Form, which a developer or platform has you fill in before engaging you. Not a brokerage agreement. Read before filing: the fee, the validity period, the renewal timing and the exact checklist are set by the Authority and its rules and change from time to time. Check the Authority's current notice before you pay.

What follows is written for Punjab and Chandigarh. It states the position there rather than describing how it varies, so the amounts below are the ones that apply — worth confirming at the sub-registrar’s office, because rates change. If the property is anywhere else in India, none of this is yours.

Stamp duty

No stamp duty — an application to an authority creates no right in property and is not an agreement. Plain paper is enough for this covering letter.

Registration

Not registrable. The registration that matters is the agent's registration with the Authority, which this application asks for.

Notarisation

Not required for this covering letter. Some applications carry an affidavit; follow the Authority's current checklist.

Witnesses

None needed.
