For what the committee itself may decide (contractor appointment within limit, bank operation, authorising a signatory, routine repairs) — not bye-law amendments, spending/borrowing beyond limit, disposing of property, or the sinking fund (general body only), nor a general-body resolution. Against the Maharashtra Co-operative Societies Act 1960, Rules 1961, Model Bye-laws 2014; usable elsewhere by naming your own statute.

None — a resolution/extract isn't chargeable under Sch.I, Stamp Act 1899 or a state Act; plain letterhead is fine. A power of attorney is separately chargeable (Maharashtra: Art.48, Sch.I, Maharashtra Stamp Act 1958) — a resolution can't substitute; an authorised document carries its own duty.

Registration

Not registrable — s.17, Registration Act 1908 doesn't reach a resolution; s.18 optional registration is pointless. Registrable instead: a lease year-to-year/over a year/at yearly rent (s.17(1)(d) — 12 months at monthly rent escapes it), a conveyance, or a mortgage; Maharashtra leave-and-licence needs registration regardless of term (s.55, Rent Control Act 1999). The resolution travels as authority, never instead of the deed.

Notarisation

Not required — authenticated by chairperson's and secretary's signatures with the seal; force comes from the Minute Book. Comply if a bank wants a notarised copy — cheap, legally inert; it cures no defect: short notice or a failed quorum stays challengeable regardless.

Witnesses

None — a resolution isn't executed like a deed. What matters: the attendance sheet signed by every present member, kept with minutes/notice/acknowledgements. A bank acting on it usually wants two office-bearers' signatures plus the signatory's attested specimen signature (provided here).

1. The meeting

The regular meeting of the Managing Committee of Shanti Sadan Co-operative Housing Society Limited (referred to below as "the Society") was held on 2 April 2026 at 6.30 p.m. at the Society Office, Ground Floor, A Wing.

Notice of the meeting, dated 3 April 2026 and setting out the business to be transacted, was served on every member of the Managing Committee on 4 April 2026, delivered by hand against acknowledgement.

The notice period prescribed by the bye-laws was complied with.

The business recorded in this resolution appeared as item 4 of the agenda circulated with the notice.

The meeting was held electronically through Zoom video conference. Every member participating electronically was able to hear and be heard throughout, and has been recorded in the minutes as present.

2. Quorum and chair

The total strength of the Managing Committee is 11. The quorum prescribed by the bye-laws of the Society is 6. 8 members were present.

The members present were:

3. Authority to pass this resolution

The Managing Committee passed the resolution below in exercise of the powers conferred on it by Bye-law No. ___ of the registered bye-laws of the Society read with section 73(1) of the Maharashtra Co-operative Societies Act, 1960, the management of the Society being vested in the Managing Committee under the Maharashtra Co-operative Societies Act, 1960 and the bye-laws.

4. The resolution

On the motion of Smt. A. P. Nair, seconded by Shri D. S. Kulkarni, the Managing Committee resolved unanimously as follows:

RESOLVED THAT the quotation dated 12 August 2026 of M/s Konkan Waterproofing for terrace waterproofing of A Wing at a total cost of Rs 4,80,000 (Rupees Four Lakh Eighty Thousand only) inclusive of taxes be and is hereby accepted, the said cost being within the limit sanctioned for the Committee, and that the work order be issued accordingly.
