This Sub-Lease Agreement is made at Chandigarh on 1 April 2026.
BETWEEN
Aarav Sharma, of House No. 12, Model Town, Ludhiana (the "Sub-Lessor"), the tenant of the home described below;
AND
Simran Kaur, of Village Dhandra, Tehsil Ludhiana East, Punjab (the "Sub-Lessee").
A. Harpreet Singh (the "Landlord") has let the home at Flat 804, Maya Garden City, Zirakpur, Punjab (the "Home") to the Sub-Lessor under the rent agreement dated 1 April 2025 (the "Head Tenancy").
B. The Landlord has agreed in writing to this sub-letting: the landlord’s letter of consent dated 20 September 2026.
C. The Sub-Lessor wishes to sub-let the back bedroom with the attached bathroom and shared use of the kitchen (the "Sub-Let Portion") to the Sub-Lessee for residence.
1.1 The Sub-Lessor sub-lets the Sub-Let Portion to the Sub-Lessee for residence only, for the term in clause 2.
1.2 The Sub-Lessor confirms that the Head Tenancy is in force, that the rent under it is paid up to date, and that no notice to vacate has been received from the Landlord.
1.3 This sub-lease gives the Sub-Lessee no direct right against the Landlord, and takes nothing from the Landlord’s rights under the Head Tenancy.
2.1 The sub-lease begins on 2 April 2026 and ends on 1 March 2027, unless it ends earlier under this Agreement.
2.2 The sub-lease can never run beyond the Head Tenancy, which the Sub-Lessor says ends on 2 March 2027. If the Head Tenancy ends earlier for any reason, the sub-lease ends the same day, and the Sub-Lessor will tell the Sub-Lessee in writing as soon as the Sub-Lessor knows.
2.3 The sub-lease does not renew by itself or by the Sub-Lessee staying on. A further sub-lease needs a fresh written agreement and, if the Head Tenancy requires it, a fresh consent of the Landlord.
3.1 The Sub-Lessee pays the Sub-Lessor rent of ₹12,000 (Rupees Twelve Thousand only) a month, in advance, by day 5 of each month, by bank transfer or cheque.
3.2 The Sub-Lessor gives a written receipt for each payment. The Sub-Lessor keeps paying the rent due to the Landlord under the Head Tenancy on time and shows proof of payment on request.
3.3 The Sub-Lessee pays a fair share of the electricity, water, gas and internet bills for the Home, as the Parties agree in writing.
4.1 The Sub-Lessee has paid the Sub-Lessor ₹24,000 (Rupees Twenty Four Thousand only) as a refundable security deposit, which carries no interest.
4.2 The Sub-Lessor returns it within 15 days after the Sub-Lessee hands back the Sub-Let Portion, less only unpaid rent, unpaid bills and the cost of repairing damage beyond ordinary wear, and shows the Sub-Lessee the figures. The Sub-Lessor returns it even if the sub-lease ends early because the Head Tenancy ends.
